The display of the registration number in the ads is mandatory. Under certain conditions, a person can rent out his or her main residence on sites such as Airbnb, regardless of the number of nights. On the other hand, before offering his or her secondary residence, such as a cottage, an owner must obtain a classification certificate to become a tourist residence. “1

Now, how will you manage your income? When you talk about income, you have to comply with tax rules 🙄

In fact, “you must register for GST and QST if your total sales (rental income) exceed $30,000 in a given calendar quarter (3 months) or for the four calendar quarters (12 months) preceding it”.1 Of course, you can generate much more than $30,000 per year! Once registered, your tenants will have to pay GST/QST on your cottage rental. Fortunately, you won’t have to pay them 😅

Another good news is that registering for GST and QST files will allow you to recover all GST/QST paid in relation to your cottage expenses/maintenance/renovation 🥳 So when you pay taxes on the purchase of a wall-mounted heat pump, on your lawn maintenance, on toilet paper, etc., you will later be able to recover those taxes from the government when you file your quarterly (3-monthly) returns. So, even if you plan to make less than $30,000 annually, it would still be beneficial to register for GST and QST!
