Damage Protection – Terms & Operation

1. Nature of the Protection

All eligible reservations include accidental damage protection provided by a third-party partner through the Guesty Shield – Screen & Protect program.

This protection:

  • Replaces the traditional security deposit in most cases
  • Covers eligible accidental damages up to USD $50,000
  • Applies to eligible stays according to the provider’s criteria

Is funded through a fixed nightly amount already included in the displayed and charged reservation price

 

2. Eligible Stay Duration

The protection applies to reservations under 365 consecutive nights, in accordance with the Canadian program conditions.

Stays exceeding this duration may not be eligible.

 

3. Types of Damages Covered

The protection is intended to cover accidental, unintentional damages occurring during the stay.

Examples may include:

  • Accidental furniture damage
  • Accidental appliance damage
  • Unintentional property damage

Final eligibility is determined by the program provider.

 

4. Important Exclusions

The protection does not cover, among other things:

  • Normal wear and tear
  • Intentional damage or gross negligence
  • Willful violation of house rules
  • Unauthorized parties or events
  • Contractual penalties
  • Loss of future income
  • Smoking or vaping-related damage
  • Excessive or extraordinary cleaning requirements
  • Any exclusions defined by the provide

5. Incident Process

In the event of damage:

  1. The Guest must inform Flex Immobilier promptly.
  2. A claim may be submitted to the program provider.
  3. Eligibility and compensation decisions are determined by the provider.

Guest cooperation is required for proper claim processing.

 

6. Exceptional Security Deposit

Although the protection generally replaces the security deposit,
Flex Immobilier reserves the right to request an additional deposit in certain situations evaluated on a case-by-case basis.

This measure remains exceptional and preventive.

If non-accidental damage is found or if the Terms of Use set out in the rental agreement are not respected, part or all of the deposit may be withheld to cover charges, taxes included (GST and QST), and a 6% service charge will be applied. In the event of a deduction, a detailed report justifying the charges will be provided by the owner or accommodation manager. If the deposit is insufficient, a surcharge may be applied. Security deposits may be withheld in the following cases:

  • Presence of an animal not declared at the time of booking
  • Number of occupants greater than declared
  • Excessive noise disturbing the peace and quiet of the neighborhood
  • Damage to property or accommodation facilities
  • Theft and/or breakage of objects
  • Need for additional cleaning by the housekeeping team
  • Other costs incurred as a result of non-compliance with the terms of the rental contract.
